The Twelve Oaks Foundation's mission is to preserve the long term economic viability of the affordable senior housing community. Twelve Oaks is an affordable retirement community situated on 4.5 oak-covered acres located in the northern part of Glendale, California. The facility is licensed to accommodate 63 assisted living residents. Begun in a private residence in the 1930’s, the facility has gradually expanded over its 80-year history with the addition of quaint, independent living cottages, two dorm buildings and, most recently, a large dining room/community center constructed in the 1980s and renovated in 2017.

TWELVE OAKS FOUNDATION ("FOUNDATION") SERVED THE ELDERLY FROM 1935 THROUGH OCTOBER 2013, THROUGH THE OPERATION OF A RETIREMENT HOME, TWELVE OAKS LODGE, IN GLENDALE, CALIFORNIA. OVER THE YEARS, THE HOME HAD BEEN UNDER THE CONTROL OF THE BOARDS OF VERDUGO HILLS SUNSHINE SOCIETY, NATIONAL CHARITY LEAGUE, INC.-GLENDALE ("NCL-GLENDALE"), AND THEN SOUTHERN CALIFORNIA PRESBYTERIAN HOMES ("SCPH"). SCPH'S CLOSURE OF THE HOME AND ITS EFFORTS TO SELL THE 4-ACRE PROPERTY TO A PRIVATE DEVELOPER LED TO A LAWSUIT FILED BY NCL-GLENDALE. UPON SETTLEMENT OF THE CASE IN AUGUST 2015, CONTROL OF THE FOUNDATION WAS RESTORED TO NCL-GLENDALE, WHO APPOINTED NEW DIRECTORS TO TWELVE OAKS FOUNDATION. RENOVATION WORK BEGAN IN DECEMBER 2016 AND THE HOME RE-OPENED TO RESIDENTS IN DECEMBER 2017. THE FOUNDATION'S EFFORTS IN (CON SCH O) 2018 CONSISTED OF CONTINUING TO RENOVATE ADDITIONAL BUILDINGS AND WORKING TOWARD FINANCIAL STABILIZATION BY FILLING ROOMS AS ADDITIONAL UNITS WERE RESTORED. 34 RESIDENTS LIVED AT TWELVE OAKS DURING 2018.IN ADDITION TO THE EXPENSES LISTED ABOVE, APPROXIMATELY $415,000 OF RENOVATION COSTS INCLUDING INTEREST INCURRED DURING THE YEAR WAS CAPITALIZED TO THE PROPERTY AS AN ASSET.
