GENERATIONS HOUSING INITIATIVES ("GHI") ASSISTS RESIDENTS OF PUBLIC HOUSING AND OTHER AFFORDABLE HOUSING PROGRAMS WITH A VARIETY OF SERVICES AIMED AT IMPROVING THE QUALITY OF THEIR LIVES. GHI PROVIDES PROGRAMMING SEPARATELY TARGETED TO BOTH LOW-INCOME SENIOR CITIZENS AND TO LOW-INCOME FAMILIES. LOW-INCOME SENIOR CITIZENS ARE DEFINED AS INDIVIDUALS AT LEAST 55 YEARS IN AGE HAVING A HOUSEHOLD INCOME NOT EXCEEDING 80% OF AREA MEDIAN INCOME. LOW-INCOME FAMILES ARE DEFINED AS FAMILIES WITH CHILDREN HAVING A HOUSEHOLD INCOME NOT EXCEEDING 80% OF AREA MEDIAN INCOME. ALL PROGRAMS AND SERVICES ARE PROVIDED WITHOUT EXPENSE TO THE INDIVIDUALS AND FAMILIES INVOLVED. GHI WORKS WITH AFFORDABLE HOUSING OWNERS, OPERATORS AND DEVELOPERS TO CREATE STRATEGIES TO PRESERVE AND BUILD NEW AFFORDABLE HOUSING FOR LOW TO MODERATE INCOME SENIORS OR FAMILIES. UTILIZING GOVERNMENT, PRIVATE, AND FOUNDATION RESOURCES, GHI WILL ENTER INTO PARTNERSHIPS WITH OWNERSHIP ENTITIES TO LEVERAGE OTHER RESOURCES TO FUND CAPITAL IMPROVEMENTS AND ENHANCE OPERATIONS. THESE ACTIVITIES WILL BENEFIT THE LOW TO MODERATE INCOME TENANTS AND ASSIST THE NEIGHBORHOODS WHERE THE DEVELOPMENTS ARE LOCATED. CURRENTLY, 100% OF REVENUE WAS FROM THE HABITAT COMPANY LLC AND AFFILIATES.
